Painting and decorating maintenance in Cyprus
How often paintwork actually needs redoing in Cyprus, what you can handle yourself, and what it costs once neglect turns a coating job into a render job.

Exterior paintwork in Cyprus rarely fails because the paint wore out. It fails because ultraviolet light breaks down the binder, because salt and dust sit on the surface between rains, and because the render underneath moves in a climate that swings from months of dry heat to short bursts of heavy rain. So the honest answer to "how often" is not a number of years. It is: when the coating chalks, when hairline cracks in the render open, and when the south and west elevations stop matching the north one. Those arrive at different times on the same building.
Why the climate matters here
Ultraviolet exposure is directional. South and west elevations degrade visibly faster than north-facing walls on the same house. Painting one elevation ahead of the others is normal practice here rather than a bodge — the awkward part is matching colour against a weathered wall, which is why you keep the product and batch details somewhere you will find them again.
Salt. On directly exposed frontage — Kato Paphos is the textbook case, which is why galvanised and marine-grade fixings are standard there — salt sits under the coating and keeps working on what is beneath it. It does not care what the paint cost. It cares whether anyone rinses the wall.
Water enters at edges, not at faces. The most common cause of ruined paintwork on a Cyprus apartment block is a failed or missing drip detail at a balcony edge, followed closely by blocked roof and balcony outlets. In Limassol, rapid high-rise development has pushed balcony waterproofing and facade maintenance to the front of the queue for exactly this reason. Water tracks under the slab edge, emerges as a stain on the soffit, and lifts the coating from behind. Repainting over that is money spent twice.
The maintenance schedule
Read these as triggers rather than as a calendar.

The two most people skip are the drainage clear-out and the chalk test. Both take minutes, and both are what stands between a repaint and a facade repair.
What you can do yourself
- Rinsing down. Fresh water and a soft brush on salt-exposed walls, railings and frames. Not a pressure washer at close range on old render, which drives water into cracks and strips friable material.
- Clearing outlets. Roof scuppers, balcony gullies, gutter mouths — before the rain, not during.
- Interior touch-ups. Keep a labelled litre of each colour. Touching in a scuff at the same sheen takes five minutes; repainting a whole wall because you lost the colour does not.
- Record-keeping. Product, colour code, batch, date, elevation. The most valuable thing you can hand the next decorator, and it costs nothing.
- Ventilating. Most bathroom repainting is a symptom. Extract the moisture and the paint lasts.
Leave alone: anything above ground-floor height off a ladder, anything on a hillside plot where access is the hazard — the steep approach roads around Peyia already limit what equipment can get in — and above all, painting over a damp patch. Sealing a wet substrate traps the moisture and guarantees the coating comes off in sheets.
What needs a professional
Diagnosing a crack. Shrinkage in render and movement in the structure look alike from the ground and are different problems. In parts of Pissouri, known ground movement makes a structural survey standard before major work — there, a crack is a survey question before it is a filler question. What you are paying for is the judgement about which one you have.
Balcony edges and waterproofing. The drip detail, the upstand, the junction between membrane and render. A decorator who paints straight over that is storing up the expensive version of the job.
Specifying a system for old render. Older Cypriot render generally needs to breathe. Trapping vapour behind an impermeable film on a wall that dries inward is a common cause of blistering on renovated properties.
Access. Anything above ground floor means scaffolding or a platform: a cost line and a safety obligation, not a DIY decision.
Work sequenced with an energy upgrade. If external insulation or glazing is on the horizon, do not repaint first. Support for upgrading existing buildings runs through the Ministry of Energy, Commerce and Industry and is conditional on an energy assessment before and after the work. Check the current terms before booking anyone.
Cost of neglect
Decorating and facade repair are not the same product at two prices. They are different trades, and neglect moves you from one to the other.
Repainting sits around €9 per square metre at the national mid, in a range of roughly €6 to €15 — and that assumes a prepared surface. It is a coating rate, not a repair rate. Preparation is where quotes diverge, and an unusually low price is usually one with preparation quietly removed from it.
Once render has to be cut out and repaired and the balcony edge detail reformed, you are into roughly €55 to €175 per square metre, mid around €95. Same wall, an order of magnitude above the coating rate, because the coat was left until what was under it failed.
Waterproofing tells the story from the other side: a liquid membrane on a flat roof runs about €18 to €45 per square metre, mid €28. That is the cost of keeping water out. The interior making-good after it gets in — ceilings, plaster, joinery, then the decorating — is on no price list, because it depends entirely on how long it was left.
Common questions
How often should I repaint the outside of a house in Cyprus?
There is no fixed interval, and anyone quoting one is guessing. It is set by elevation, exposure to the sea, substrate condition and whether the previous system was breathable. Use the chalk test and the state of the render rather than a date, and expect south and west walls to come due well before north-facing ones.
Is there such a thing as an emergency painter and decorator?
Rarely. What is genuinely urgent is water: a stain spreading across a ceiling, a coating lifting in sheets after rain, a blocked balcony drain during a storm. Stop the water first. Decorating waits until the substrate is dry, and painting a wet wall makes the eventual repair worse.
Can I just paint over the existing coat?
Only if it is sound and compatible. Heavy chalking, blistering, or not knowing what system is already on the wall all mean overcoating buys you a season. On old render the compatibility question matters more than the brand.
How close to the sea does salt actually matter?
It is exposure rather than distance. A wall with a clear line to the sea and the prevailing wind on it collects salt; a sheltered elevation at the same distance collects far less. If the railings are rust-staining, the render is getting the same treatment.
When is the best time of year to book?
Avoid high summer for exterior work — a south-facing wall in afternoon sun runs far hotter than the air, the film sets before it flows, and the finish suffers. In the Famagusta district, seasonal tourist accommodation concentrates its refurbishment between November and March, so decorators covering Ayia Napa and Protaras are hardest to book in exactly that window.
