What roofing work in Cyprus actually involves
Roofs in Cyprus split into two families, and each fails in its own way. Flat concrete roofs — the standard on most houses and nearly all apartment blocks — rely entirely on their waterproofing layer, because the slab itself is not watertight. Sun is the killer: intense ultraviolet exposure and huge surface temperature swings cycle the membrane daily until it cracks, blisters or pulls away from upstands. Pitched roofs with clay or concrete tiles shed water by geometry, so their problems are more local — slipped or cracked tiles, failed mortar at ridges and verges, corroded flashings and battens reaching end of life.
On top of both sit the loads Cypriot roofs carry that many climates do not: solar water heaters, photovoltaic arrays, satellite dishes and air conditioning condensers, every one of them a set of fixings punched through the weatherproof layer. A large share of the leaks a Cypriot roofer traces back to a bracket someone bolted down without sealing it properly.
The trade's core services follow from all this: leak investigation and repair, full re-waterproofing of flat roofs, thermal insulation (usually combined with waterproofing), tile roof repair and renewal, gutter and drainage work, and remedial detailing around whatever equipment lives on the roof.
Finding a contractor worth hiring
Roofing sits inside the general construction trades, so the checks mirror those for builders, with some roof-specific additions:
- Registration. For works of any substance, use a contractor registered with the Council for the Registration and Control of Building and Civil Engineering Contractors, with a current annual licence. Where the job touches structure, an ETEK-registered engineer designs and checks it.
- System accreditation. Manufacturers of waterproofing systems train and approve installers, and their material warranties often depend on approved installation. Ask which systems the contractor is approved for and check the claim with the supplier.
- Insurance. Roof work is height work. Confirm employer's and public liability cover before anyone climbs your ladder.
- Evidence. Ask to see roofs the firm completed several summers ago, not last month. Waterproofing that has survived a few Cypriot summers tells you something a fresh job cannot.
- Written warranty. Separate the material warranty from the workmanship warranty, get both in writing, and note what conditions — maintenance, no new penetrations — keep them valid.
Be sceptical of anyone who diagnoses your roof from the ground, quotes on the phone, or proposes painting a coating over an existing failed membrane without surveying what is underneath. Coating over a wet or debonded substrate buys one dry winter and an expensive strip-off later.
How quoting works for roof jobs
A serious quote starts with someone on your roof. The survey should establish the build-up (what layers are already there), moisture trapped below the surface, the condition of drains and upstands, and the number of penetrations to detail. From that, a written quote should give you:
- the system to be installed, by name, with the manufacturer's specification;
- whether existing layers are stripped or overlaid, and why;
- how every drain, parapet, pipe and bracket will be detailed;
- who removes and refits solar heaters or antennas, and who pays;
- access and safety measures included;
- warranty terms for material and workmanship separately.
Compare quotes by system and scope, not by the bottom line alone. A cheap overlay bid against a strip-and-renew bid is not the same job, and the difference decides how the roof performs in year five, not year one. Repairs and leak investigations, by contrast, are often charged on time plus materials because nobody knows the extent until the roof is opened — agree a reporting threshold so costs cannot run silently.
What drives the price
The cost logic of Cypriot roof work is consistent even though every roof is different:
- Strip-off versus overlay. Removing old layers, and disposing of them, is heavy labour; overlaying is cheaper but only legitimate on a sound, dry substrate.
- Detail density. Every penetration, upstand and drain is hand work. Two roofs of equal area can differ mainly in the count of details.
- Equipment on the roof. Cranes or manual removal of solar heaters and PV arrays, plus refitting on proper mounts, adds real cost and real value.
- Access. A bungalow with side access prices differently from a four-storey block needing hoists and edge protection.
- Insulation. Adding thermal boards raises material cost while sharing the labour of the mobilisation — usually the efficient moment to do it.
- Season. Demand spikes after the first autumn rains; surveying in summer buys you calmer prices and dry working conditions.

The job, step by step
- Survey and diagnosis. Roof-level inspection, moisture checks and a report identifying failures and their causes.
- Specification and quote. A named system with written scope, detailing and warranties.
- Preparation. Clearing the roof, removing or lifting equipment, stripping failed layers where specified, repairing the substrate and ensuring falls to drains actually fall.
- Detailing first. Upstands, drains, corners and penetrations are dressed before or alongside the field membrane — this order is where quality shows.
- Membrane or coating installation. Applied to the manufacturer's specification, respecting cure times and weather windows.
- Reinstatement. Equipment refitted on proper supports with sealed fixings, drains proven with water, site cleared.
- Handover. Written warranties, the system specification for your records, and photographs of the covered details you will never see again.
Mistakes Cypriot roof owners keep making
Patching the stain instead of finding the entry point. Accepting a coating over an unexamined old membrane. Letting the solar installer, the aerial fitter and the air-conditioning crew each drill the membrane with nobody responsible for sealing it. Ignoring blocked roof drains until standing water finds the one weak seam. Choosing between insulation and waterproofing when the marginal cost of doing both together is modest. Skipping the written warranty, then discovering the verbal one expired with the contractor's phone number. And on tile roofs, walking on tiles to fix an aerial and creating three cracks for every one repaired.
Maintenance that stretches a roof's life
The gap between a flat roof that lasts and one that fails early is mostly maintenance nobody did. Build yourself a simple autumn routine, before the first serious rain:
- Clear leaves, dust and builder's debris from the roof surface and every drain and scupper — standing water is the membrane's slowest, surest enemy.
- Walk the perimeter details: look for membrane lifting at parapets, cracked mortar on copings, and sealant that has shrunk away from flashings.
- Check every fixing that holds equipment down. A solar frame bolt that has worked loose grinds the membrane beneath it with every windy day.
- Look inside too: faint ceiling staining, bubbling paint at wall heads or a musty smell in a top-floor room are early warnings worth acting on while the weather is still dry.
On tile roofs, binoculars from the garden find slipped and cracked tiles without anyone walking the roof and making things worse. Book small repairs in late summer when roofers are quiet, not in November when every leak on the island rings them at once. Keep a folder — warranty documents, the installed system's name, dates of repairs — because the next contractor's first question is always what is already up there, and a documented roof gets better diagnosis and honours warranties that an undocumented one forfeits.
Coastal, inland and mountain roofs
Location changes the failure modes. Coastal roofs in Limassol, Larnaca, Paphos and the Famagusta resorts take salt-laden humidity that corrodes flashings, fixings and equipment frames faster, so stainless or coated hardware earns its premium there. Inland roofs around Nicosia see the island's harshest thermal cycling — scorching slabs by day, rapid cooling at night — which punishes rigid or poorly bonded systems. In the Troodos, roofs must handle frost, occasional snow load and faster runoff, and pitched forms dominate for good reason. Wherever you are, an annual check of drains, details and equipment mounts before the autumn rains is the cheapest roofing service you will ever buy.
And whichever zone you build in, the sequence that protects you never changes: survey first, named system second, written warranty third, and money released only as each stage is proven. Doing them separately later means paying for surface preparation and access twice.
- Do I need a permit for roof work in Cyprus?
