Tiler maintenance in Cyprus
Tiles rarely fail. The grout, silicone and movement joints around them do. The maintenance schedule for Cypriot buildings, and what it costs to skip it.

Tiled surfaces in Cyprus need one honest look a year and silicone renewed when it stops being watertight. That is the whole schedule. The rest of this page is about knowing what you are looking at, because the tile is almost never what failed.
Ceramic and porcelain do not weather. What ages is the grout, the silicone at the junctions, the movement joints that let a terrace expand and the waterproofing under all of it — three of the four visible from standing height.
Why the climate matters here
Heat movement. A south-facing balcony deck in July gets far hotter than the slab beneath it, and the two expand at different rates. Absorbing that is what movement joints are for. Where a terrace was laid as one uninterrupted field with no joint at the perimeter and none across the run, the stress goes somewhere else — usually a patch of hollow-sounding tiles or a crack running straight across several in a row. Inland it is sharper: Nicosia has the widest temperature range on the island, and daily cycling rather than peak heat is what works a joint loose.
Salt. On directly exposed coastal frontage — Kato Paphos is the standard case, which is why galvanised and marine-grade fixings are routine there rather than an upgrade — salt gets into open grout, holds moisture against the substrate and attacks the metal in the build-up: edge trims, gratings, screed reinforcement. The tile face survives. The perimeter detail does not.
Rain arriving all at once. Cypriot rain falls in winter and falls hard. A balcony that drains slowly for eleven months reveals nothing; the first heavy December downpour finds every gap in an afternoon. So the sensible inspection date is autumn, before the rain, not spring after it.
Building stock. Limassol's run of high-rise development has made balcony waterproofing and facade maintenance a routine expense, and on a block the tiled balcony above is continuous with the ceiling below. In parts of Pissouri, ground movement makes a structural survey standard before major work — and there, a crack passing through tile, screed and wall is not a tiling defect at all.

Silicone deliberately has no fixed replacement year there. It is a consumable, and its life depends on joint width, movement, sun exposure and what it gets cleaned with. Renew it when it stops doing its job.
What you can do yourself
Tap the floor. A coin, a knuckle, the handle of a screwdriver — go over the area listening for the change from solid to hollow. A hollow tile has debonded from the screed. One is a defect; six in the same corner is telling you about the substrate or a missing movement joint.
Read the grout, not the tile. Grout that is powdery, recessed below the tile edge, or dark along a line is open. Open grout in a bathroom is a nuisance. Open grout on a balcony over a habitable room is a leak with a delay on it.
Check the silicone at every change of plane. Wall-to-floor, tray-to-wall, terrace-to-parapet. Any junction where two surfaces meet at an angle moves, and belongs in flexible sealant rather than rigid grout. If someone grouted those junctions it has cracked, and that is where water is getting in.
Keep the drainage clear. Balcony outlets block with dust, grit and plant debris. Water that cannot leave a terrace goes sideways, under the tiles, and out of the soffit below.
Clean with neutral pH cleaner and water. Acidic descalers strip cement-based grout, bleach degrades silicone, and steam forced into an open joint puts water where you are trying to keep it out.
What needs a professional
Anything hollow, cracked in a line, or damp underneath. These are substrate symptoms. Lifting tiles is the diagnosis; relaying them properly is the fix — priced on tiling rates for the area lifted, not as a small repair.
Waterproofing renewal. Once a terrace or wet room is opened up, the membrane below is either sound or it is not, and if it is not, that work happens before anything is retiled. It is priced separately by area, and worth getting right — it will not be accessible again for years.
Movement joints, and matching old tile. Where a large area was laid without joints, the answer is cutting them in at the perimeter and across the field with a proper profile, not a bead of sealant in a saw cut. And a discontinued format is a common reason a small repair becomes a whole floor — a tiler who has worked the district for years is often the only one who will find a box of the original.
Anything shared or structural. On an apartment block a balcony envelope is usually a common-area matter, not a private one, and a crack passing through the structure behind the tile needs an engineer registered with ETEK before anyone specifies a finish. Where remedial work changes the building envelope, the building control route through the local authority applies.
Cost of neglect
That range — €18 to €48 per m², median €28, for standard-format wall or floor tiling onto a prepared substrate — is what retiling costs when the substrate is sound. Maintenance is about keeping the job in that column.
When it is not sound, waterproofing gets added on top: €18 to €45 per m², median €28, for a two-coat liquid membrane on a flat roof or terrace. Then the ceiling, the plaster and possibly the wiring in the room below, which is not a tiling cost at all.
The characteristic failure here is slow. Water enters an open grout line one winter, sits in the screed through the summer, and shows as a stain on the ceiling below two winters later. By then the screed is saturated and the tiles are debonding widely, and the small autumn job — a metre of silicone and a few grout lines — has become a deck rebuild. Common questions
How often should tiles be regrouted?
There is no interval. Grout is renewed when it has failed — powdery, recessed, cracked or discoloured along a line. A well-laid interior floor away from water may never need it. Wet areas and terraces are what come up in the annual check.
How do I tell a grout problem from a substrate problem?
Grout problems stay along the joints. Substrate problems produce hollow tiles, cracks running straight across several tiles regardless of where the joints are, and lippage — one tile edge standing proud of its neighbour. If tapping sounds hollow, stop planning a regrout.
Is there such a thing as an emergency tiler?
Rarely. An active leak into the flat below is a plumbing or waterproofing emergency; the tiles are only the surface it appeared through. Stop the water first, and retile once the substrate has dried out.
Does exterior tiling need different maintenance from interior?
Yes. Exterior tiling takes thermal movement, direct UV, salt on the coast and the whole winter rainfall, so drainage, movement joints and perimeter sealant are what matter. Interior floors away from water are near maintenance-free.
