Tiler in Nicosia — what it costs and what moves the price

What follows is what pushes a Nicosia job to the top or the bottom of a range, and what to have in writing before you accept.
Local market summary
Nicosia is the largest district by population and the only one of the five with no coast. Both facts show up in a tiler's diary.
Depth of market comes first. Enough firms tile full-time here that three comparable quotes inside a fortnight is realistic. That competition is real on ordinary work — bathroom walls and floors, standard-format porcelain, a kitchen splashback — and much thinner at the specialised end: large-format slabs needing two people and a suction frame, natural stone that stains if the wrong adhesive bleeds through, tanked wet rooms, and restoration of terrazzo and mosaic floors.
Building stock decides most quotes. Strovolos, Lakatamia and the older inner suburbs are dominated by blocks put up between the 1970s and the 1990s, where rewiring and replumbing lead the renovation queue. Tiling in that stock is almost never a clean slate: it follows a strip-out, arrives after chased walls are made good, and sits on a screed laid decades ago to a level nobody recorded. The tiler is the trade that discovers what the previous three did.
At the centre sit the walled old city and the streets around it, where properties are often listed or fall inside a designated preservation area. Original floors there have value and lifting them is not automatically yours to decide. Where the fabric of a protected building is involved, the Department of Town Planning and Housing is the starting point rather than the tiler.
What it costs here
Read the two together: the national table shows what the trade charges, the district table where Nicosia sits inside it. Each figure carries the number of quotes behind it and the month it was recorded.
Match the shape to the job. Per square metre laid suits a countable area and compares cleanly, provided every firm quotes the same tile format — rates step up as tiles get larger, because flatness tolerance tightens and handling takes two people. A day rate suits repairs and matching into an existing floor, where nobody can price what is under the tile until one is off. A fixed price against a schedule suits a bathroom or a full floor, and is worth having only if the schedule is written and identical for everyone you ask.
What separates two quotes on the same flat is what happens before a tile is laid. Ask for these six lines in writing:
- Removal and disposal. Lifting an existing floor and taking rubble away is heavy work and a real cost. In or out, stated.
- Substrate preparation. Whether levelling compound or a screed correction is included, and what happens if the existing floor is found out of tolerance. This is the commonest reason a quote grows mid-job.
- Waterproofing. For a shower or wet room, tanking named as a product and an area, not implied. Tiles and grout are not a waterproof layer.
- Adhesive and grout specified. The adhesive class, and whether grout is cement-based or epoxy. Two specifications are not two prices for one job.
- Movement joints and finishes. Perimeter joints, intermediate joints on large areas, silicone to internal corners, thresholds, trims and how the tile meets the door. This is where a cheaper quote quietly differs.
- Waste allowance and cuts. Who orders the tile, how much over is allowed for cuts and breakage, and who pays if it runs short. Diagonal and patterned layouts cut more.
VAT belongs in the same conversation. The standard rate is 19%, and a reduced 5% rate applies to qualifying renovation of a private residence in use for at least three years, with conditions on how much of the value is materials. The contractor applies it, so ask which rate is in the quote and on what basis, and confirm the conditions with the Tax Department.
Local conditions that change the job
Temperature swing. Nicosia's inland position gives it the widest temperature range on the island. On an external terrace or balcony that shows up as thermal cycling: tile, bed and slab move at different rates, and an area laid tight to its perimeter with no movement joints will tent or debond. Perimeter and intermediate joints are specification, not an extra. Ask where they are going before setting-out is agreed — afterwards the answer is a saw cut through finished work.
Balconies are a waterproofing job with tiles on top. In 1970s to 1990s blocks, lifted or drummy balcony tiles usually mean the membrane below failed or was never there, and retiling over it buys a season. The sequence is strip, repair the concrete and any corroding reinforcement, waterproof, then tile. A quote with no membrane line means the firm either checked or did not look.
Old screeds and door levels. In inner-suburb blocks the existing floor is frequently out of level, and new tile is unforgiving about it. Levels also decide whether doors still close and whether a threshold becomes a trip. Have the fall and the datum measured at survey, and the finished floor height in writing.
Occupied flats. Cutting porcelain makes dust and noise; lifting an old floor makes both plus weight. Agree where cutting happens, how the route is protected, where rubble is stacked and when the lift can be used. Common areas belong to the management committee, and standing a skip on the street may need arranging with the municipality.
What Nicosia does not need. Inland, you are not fighting salt. The galvanised and marine-grade external fixings standard on the exposed coastline around Kato Paphos earn nothing on a Latsia balcony, and a marine specification quoted here is a real cost on materials worth questioning.

The company registration number at the Registrar takes about a minute and gives you the legal name and incorporation date; trading names routinely differ from registered names, which is normal, but a registered name belonging to an unrelated business is not. And a public liability certificate in force on the dates of your work, with the dates visible rather than an assurance that cover exists.

Common questions
Can I tile over existing tiles?
Sometimes, and it is decided at survey rather than in a quote. What matters is whether the existing tiles are sound and well bonded, whether the build-up leaves the door and threshold workable, and whether the floor can carry the weight. Over a failed balcony or a floor that sounds hollow, it is a way of paying twice.
Do you publish reviews or star ratings for tilers in Nicosia?
No. Companies are ordered on what a document can prove — registration, insurance, coverage, time in business — because that can be confirmed at source and an opinion cannot.
How far ahead should I book?
A repair usually lands within days in a district this size. A bathroom or a whole floor is a diary job of a few weeks, and the constraint is often tile lead time rather than the tiler — imported formats and stone are ordered, not stocked. Fix the tile choice before you fix the start date.
Whose fault is it if the grout cracks?
Cracking that runs in a straight line, usually at a perimeter or across a large area, points at missing or bridged movement joints — a specification and workmanship question. Cracking in one spot after an impact is not. That is why the joint layout is worth agreeing in writing at setting-out: it turns an argument into a comparison against what was specified.
Does tiling work need a permit?
Replacing finishes inside an existing layout does not. You move into the permit system when the work touches the structure or the building envelope, and separately when the property is listed or sits in a designated preservation area, where the Department of Town Planning and Housing is the starting point. Settle which side of that line your job falls on before anything is lifted.
