Electrical work in Cyprus runs on a fixed sequence and one hard rule: the installation has to be inspected, tested and certified by an electrician licensed to sign it off before it is energised. Everything else — how long it takes, what it costs, how much disruption you get — flows from where your job sits in that sequence and from how many other trades have to move around it.

The sequence is first fix, builder's work, second fix, inspection and testing, certification. The electrician controls the first, third and fourth. The delays come from the second, and from the Electricity Authority of Cyprus when the supply itself is changing.

Overview and timeline

There is no single answer to how long an electrician takes, because five different jobs share the same trade name.

  • A fault call — dead socket, tripping circuit, failed shower unit — is one visit, and diagnosis is most of it.
  • A consumer unit replacement is a single day with the supply off, because the existing circuits have to be tested as they are reconnected.
  • Adding circuits — an EV charge point, air conditioning points — is short work on site with a disproportionate amount of checking, since the existing installation has to take the extra load.
  • A partial or full rewire is a programme, not a job. The electrician attends twice with a gap in the middle, and the gap belongs to the plasterer.
  • A new or upgraded supply adds the utility to the critical path, and that part is outside anybody's control on site.

What sets the duration is whether the property is occupied, whether cable routes run in existing conduit or have to be chased into new ones, how fast the plasterer and tiler can follow, and — where the supply changes — how the EAC application runs. None of those is something the electrician can compress by working harder.

Before you start

Establish the era of the installation. Open the consumer unit and look. Rewirable fuses rather than miniature circuit breakers, no residual current device, no visible bonding to incoming water pipework, or early plastic insulation all point the same way. The 1970s to 1990s apartment blocks that dominate districts like Strovolos are the main source of rewiring work on the island for exactly this reason.

Write the scope down. Room by room: how many sockets, where, at what height, what switching, which lights, what appliances go where. An electrician quoting against a written point schedule can be compared with another. One quoting against a conversation cannot.

Check what can be checked. Ask for the licence or registration that lets them certify the work, and for the public liability certificate with the dates on it. For anything that forms part of a permitted building project, the design drawings have to be certified by an ETEK-registered professional, and the electrical work sits under that submission.

Settle the sequence with the other trades first. The electrician cannot second fix onto an unplastered wall, and the kitchen fitter cannot set units against a wall with no back boxes. Agree the order before anybody starts.

Decide whether you are living in it. Occupied work means daily isolation and reinstatement, protected routes, and no circuit left unsafe overnight. It costs more and takes longer, and is often still the right call.

Deal with the building, not just the flat. In an apartment block, work touching risers, meters or common parts needs the management committee involved before, not after. On hillside plots — Peyia is the standard example — access roads limit the size of vehicle that can reach the property, which affects materials delivery and any scaffold needed for external runs.

Those ranges carry the sample size and the date each row was recorded. Use them to sanity-check a quote, not to price a job — scope decides.

The stages in order

  1. Survey

    An electrician who quotes a rewire without opening the consumer unit, checking the earthing arrangement and testing whether existing conduit is usable is guessing. Expect accessories to be lifted and looked behind.

  2. Quote and programme

    You want the scope, what is excluded, and the two visit windows with the gap between them identified as the plasterer's. A quote with a single price and a single date is hiding the dependency, not removing it.

  3. Isolation and making safe

    Circuits are isolated and, in occupied work, a temporary supply covers the parts still in use. Fridge, router and one lighting circuit are the usual survivors.

  4. First fix

    Back boxes, conduit, cable runs, the consumer unit position, and any chasing. This is the noisy, dusty stage. Nothing is connected and nothing is live. Take your own photographs of every wall before it is closed up — you will want them when someone drills into a wall in three years.

  5. Builder's work

    Plastering, making good, tiling, kitchen units, flooring. The electrician is off site. This is where the calendar time goes, and where the programme slips if the trades were not booked in advance.

  6. Second fix

    Accessories, faceplates, light fittings, the consumer unit itself, and final connections. Fast, if first fix was set out correctly against the point schedule.

  7. Inspection and testing

    Continuity, insulation resistance, polarity, earth fault loop impedance, residual current device operation. The results go on a schedule of test results, and that schedule is the actual deliverable.

  8. Certification and energisation

    The electrician certifies the installation. Where the supply, the meter or the phase arrangement is changing, the EAC application and inspection sit here, and the property is not energised until that is complete.

Where projects usually slip

Waiting on the plasterer. The most common cause by a distance. The gap between first and second fix is somebody else's programme, and if the plasterer is booked three weeks out, so is your second fix.

Kitchen and appliance lead times. Much of it is imported, and an induction hob arriving after the electrician has demobilised means a return visit and a minimum charge.

Scope creep. "While you're here" is the most expensive phrase in a renovation. Each addition is fine alone; collectively they push the second fix past the point where the tiler was booked.

Utility lead time. Where the job involves a new supply, an upgrade, a meter relocation or a move to three phase, the EAC has its own process and queue. Start it early — it runs in parallel with everything else, and nobody on site can accelerate it.

What the survey did not find. Blocked conduit, an earthing arrangement that is not what was assumed, or previous work that was never certified. All three convert a quoted scope into a variation.

Coastal specification. On directly exposed frontage such as Kato Paphos the air carries salt, and external enclosures, glands and fixings that are not marine grade corrode. Check that external accessories are specified for the location rather than for a catalogue average.

August. Much of the island slows down, suppliers included. If the programme runs through it, book the follow-on trades before it starts.

What you sign off

Four things should exist before the final payment leaves your account.

The certification, with the schedule of test results attached. A certificate without the readings behind it tells you nothing, and the readings are what a surveyor, insurer or electrician will actually read.

A labelled consumer unit and circuit schedule that matches reality — which circuit feeds what, in plain language rather than "Ring 2".

A snagging walk-through with the power on. Every socket tested, every switch operated, every light on, room by room, with the electrician still present.

A written statement of limitations. Existing circuits left in place outside the scope should be recorded, along with anything the electrician recommended and you declined. It protects both sides, and it is the document people most often fail to ask for.

Keep all of it. Electrical documentation surfaces at sale, and an installation with paperwork is materially easier to sell than the same one without.

Common questions

Do I need a permit for electrical work in Cyprus?

Rewiring an existing property in place, replacing a consumer unit or adding circuits does not by itself trigger a planning application. Electrical work forming part of a new build, an extension or a change to the building is covered by the building permit for that project, and the drawings behind it have to be certified by an ETEK-registered professional. Separately, and regardless of permits, a new or altered installation still has to be certified before it is energised. Where the supply itself changes, that is an EAC application rather than a planning matter.

How long does a full rewire take?

Ask instead what the gap between first and second fix will be, because that is the number that moves. A rewire where existing conduit is usable, the property is empty and the plasterer is already booked runs quickly. The same property occupied, with chasing into blockwork and no follow-on trade booked, runs several times longer for the same amount of electrical labour.

Can I stay in the house during a rewire?

Usually yes, if the work is phased room by room and a temporary supply is maintained. Expect dust, daily isolation and a period with no kitchen. Empty is faster and cheaper; occupied is manageable, provided it is priced that way from the start rather than assumed.

Who deals with the EAC?

The electrician normally prepares and submits the application on your behalf, because the technical detail comes from them. Confirm in writing who is doing it and when it was submitted. This is the item most often assumed by both sides to be the other's job.

Does an old fuse box have to be replaced?

Not automatically, but it is often the honest answer. If the existing board has rewirable fuses, no residual current protection, or no spare capacity for the circuits you are adding, replacing it is usually cheaper than working around it — and the testing required to certify additions to an old board can cost more than the board.
