An electrician in Nicosia prices your job in one of three shapes: an hourly call-out for a fault, a rate per point or per circuit for new work, or a fixed price against a written schedule for something defined like a board change or a rewire. The district ranges sit in the table below, read from our records at page load rather than typed into this article. What follows is what pushes a Nicosia job to the top or the bottom of a range, and the documents to have in hand before you accept anything.
Local market summary
Nicosia holds more people than any other district and has no coastline. Both facts show up in an electrician's diary.
Depth of market is the first. Enough licensed contractors work the district full-time that three comparable quotes inside a fortnight is realistic, which is not true everywhere on the island. Competition is real on domestic work — faults, sockets, lighting, board changes — and much thinner at the specialised end: three-phase upgrades, commercial distribution boards, fire alarm and emergency lighting, charge points on shared parking. Nicosia also holds a large share of the island's offices and campuses out through Engomi and Aglantzia, so some firms here are principally commercial and fit domestic work between contracts. Ask which you are getting.
Building stock is the second, and it decides most quotes. Strovolos, Lakatamia and the older inner suburbs are dominated by apartment blocks built between the 1970s and the 1990s, where rewiring leads the renovation queue for an obvious reason: the original installation was designed for a household with a handful of sockets per room, no split-unit air conditioning and nothing charging overnight. Almost none of that work is a clean slate. It arrives with a live board, occupied rooms and a neighbour below.
At the centre sits the walled old city, where properties are often listed or fall inside a designated preservation area. Chasing circuits into a protected frontage is not entirely yours to decide, and surface-mounted conduit is frequently the route taken instead. The Department of Town Planning and Housing is the starting point there.
What it costs here
Read the two together: the national table tells you what the trade charges, the district table where Nicosia sits inside that. Every figure carries its sample size and the month it was recorded.
Match the quoting shape to the job. Hourly plus materials suits faults, where nobody can see the extent until a socket is off the wall — demanding a fixed price there buys you the worst case priced in advance. Per point or per circuit suits new work with a countable scope and is the easiest shape to compare, provided everyone counts the same things. A fixed price against a schedule suits a board change or a rewire, and is worth having only if that schedule is identical for every firm you approach.
What separates two quotes on the same flat is rarely the hourly rate. It is these five lines, and all five belong in writing:
- Scope by count. Sockets, light positions, circuits, the board and its way count. "Rewire the apartment" is not a scope and compares with nothing.
- Materials specified. Cable sizes, board make, and whether protection is by individual devices or one shared device covering everything. Two prices on two specifications are not two prices for one job.
- Making good, stated either way. Chasing leaves scars needing plaster and paint, and this is the most common gap between quotes that look alike.
- The certificate named as a deliverable, with any Electricity Authority of Cyprus fees shown as yours rather than buried.
- VAT treatment stated. The standard rate is 19%. A reduced 5% rate applies to qualifying renovation of a private residence in use for at least three years, subject to conditions on the share of the value made up by materials. The contractor applies it, so ask which rate is in the quote and check the conditions with the Tax Department.
Local conditions that change the job
Cooling load against an old board. Nicosia's inland position gives it the widest temperature range on the island, and the practical result is a split unit in nearly every room. Adding three or four air conditioning circuits, an induction hob and a car charger to a board sized for a household that had none of them is the largest single cost driver in the district. Put the same question to every firm at survey: what is the condition and capacity of the existing board and the incoming tails, and does this job need a supply upgrade rather than a board change? A quote silent on that has not looked.
Everything is chased into structure. Cypriot construction is concrete frame and blockwork, so a circuit is cut into a wall rather than pulled through a stud void, and every extra metre of cable carries a metre of chasing, plaster and paint behind it. Rewiring an occupied Strovolos flat is three trades in a queue.
Roof plant, and what Nicosia does not need. Most properties here carry a solar cylinder and a booster pump above the bathroom, with the supply crossing a flat roof in full sun, so ask what the external run is specified in. What you are not fighting inland is salt: the marine-grade fittings that are standard on the exposed coast around Kato Paphos earn nothing on a Latsia balcony.
The block owns part of your job. In apartment stock the riser cupboard, the meter position and common-area lighting belong to the management committee, so anything touching them is a lead time rather than a phone call — a charge point in shared parking most of all.

Faults usually land within days in a district this size. A board change or rewire is a diary job, and on larger work it is materials lead time rather than the electrician's diary that sets the start date — boards, specific protective devices and three-phase equipment all sit on order.
Who signs off the work at the end?
A licensed electrical contractor, named as a person rather than as a company. That signed installation certificate is what stands behind energising a new or altered installation, and the Electricity Authority of Cyprus is the practical gatekeeper. Ask at quote stage who signs it; if nobody in the chain can, the problem surfaces on the day you want the power on.

Is a full rewire worth it in a 1980s Nicosia flat?
The question is how many separate jobs you are about to pay for. In the 1970s–1990s blocks around Strovolos, the original installation tends to run out of capacity rather than fail outright, and each addition carries its own chasing and making good. Once you are paying for that repeatedly, doing the whole property at once stops being the expensive option.
Does electrical work in Nicosia need a permit?
Rewiring inside an existing layout is settled by the installation certificate rather than by planning. You enter the permit system when the work touches the structure or the building envelope, and separately where the property is listed or sits in a preservation area. Establish which side of that line you are on before first fix, not after.
