An electrician in Limassol will price your job in one of three shapes: call-out plus hourly, a rate per point or circuit, or a fixed price against a written schedule. The district ranges are in the table below, read at page load rather than typed into this article. What decides where a job sits inside them is almost never the electrician's hourly cost. It is the state of the existing board, whether the property is exposed to the sea, and whether making good the chasing is in the quote or in somebody else's.

Local market summary

Limassol is the island's main port city and holds its densest concentration of new high-rise housing. Both facts shape how the trade behaves here.

The first is depth. Enough companies work electrical installation full-time here that three comparable quotes inside a fortnight is realistic, which is not true everywhere in Cyprus. The second is competition for that capacity: much of the district's electrical labour goes to contract work — towers, offices, hotel and restaurant fit-out, three-phase supplies — and domestic jobs queue behind it. A firm whose week is contract installation may price a rewire high because taking it breaks a programme. That is a scheduling price, not a market price, and one question finds it: what share of your work is domestic?

The stock splits the same way. Along the seafront and through the newer Germasogeia developments, buildings are recent and the work is additions and faults rather than renewal. Inland at Mesa Geitonia, Agios Athanasios and Kato Polemidia, and out through Ypsonas, Kolossi and Parekklisia, much of the housing carries an installation designed before split-unit air conditioning and a modern socket count were normal. There the question is not what new circuits cost but whether the board and the incoming supply can carry them.

One thing is not negotiable anywhere in the district: work connected to the supply has to be certified by a licensed electrical contractor, and the Electricity Authority of Cyprus energises a new or altered installation against that signed certificate. Ask for the licence number before you invite anyone to survey. It is a number — it fits in a text message.

What it costs here

Read the two together: the national table says what the trade charges, the district table where Limassol sits inside that. Every figure carries the number of quotes behind it and the month it was recorded. Match the quoting shape to the job.

Call-out plus hourly suits faults — a tripping circuit, a dead socket ring, a shower that has stopped. Ask what the call-out buys: whether the first hour and the travel are inside it, and what the rate becomes outside normal hours.

Per point or per circuit suits volume work — a first fix, a partial rewire, a new lighting layout. It compares between firms only if everyone counts the same things, so state whether a point means a socket, a light position or a terminated cable end.

Fixed price against a schedule suits a defined job with a known starting condition, and only if the schedule is written down and identical for every firm. A single total against "rewire the apartment" compares with nothing.

Whatever the shape, a comparable quote states five things a bare total does not: scope by count rather than by adjective; materials specified, including cable sizes and the board make; making good the chasing stated as in or out; the installation certificate named as a deliverable, with any connection fees identified as yours rather than buried; and the VAT treatment. The standard rate is 19%. A reduced 5% rate applies to qualifying renovation of a private residence in use for at least three years, subject to conditions including how much of the value is materials. The contractor applies it, so ask which rate is in the quote and confirm the conditions with the Tax Department rather than taking a verbal answer.

Payments should track stages — deposit against materials, a payment at first fix, the balance once the certificate is issued — rather than landing as one sum before anyone has lifted a tool.

Local conditions that change the job

Cooling load. What moves an electrical price here, more than anything else, is what the household has added since the installation was designed: split units on every bedroom, an outdoor condenser bank, an electric heater backing the solar cylinder, an EV charge point. Whether the answer is a new consumer unit, a supply upgrade or a spare way decides the price before a cable is run.

Salt. Exposure is real along the seafront, through Germasogeia and Parekklisia and down at Pissouri, and it attacks external enclosures, glands, brackets and fixings. Galvanised and marine-grade fittings are the local standard for a reason. The difference lands in the materials line, so say the property is coastal at the enquiry stage.

Facade programmes. High-rise development here has driven a steady programme of balcony waterproofing and facade maintenance, and electrical work collides with it. Balcony sockets, external lighting and facade cable runs get lifted and reinstated when the waterproofing crew arrives. Sequence it — electrics out, waterproofing done, electrics back — or pay to break a new membrane.

Communal property. The riser, the intake position and the stairwell circuits belong to the block, not your flat. The management committee commissions that work and is usually the bottleneck rather than the electrician.

Solar and export. Grid connections in the dense tourist-area feeders around Germasogeia are heavily loaded, and export applications there often require a load assessment first. If the job includes photovoltaics or storage, treat that as a programme item rather than paperwork.

Ground movement at Pissouri. Parts of the village have known ground movement, which makes a structural survey standard before major work. For an electrician it means buried runs and ducts crossing the ground have to tolerate movement rather than be cast rigid into it.
