In Larnaca the gap between two painting quotes is nearly always preparation. The district is low-rise almost everywhere, so the access equipment that dominates a tower-block quote elsewhere on the island is a modest line here, and what fills the space instead is what happens to the surface before the first coat. The ranges we hold for the district are in the table below, read when the page loads rather than typed into this article.

Local market summary

Three kinds of work dominate the district, and they are priced on different logic.

Decorating new and newly extended houses. Around Aradippou and the ring of newer detached housing, extensions and pool work outweigh structural renovation, so a large share of decorating here follows a builder rather than replacing an existing finish. Fresh plaster and render behave nothing like a repaint: the surface has to dry through, it takes a thinned first coat before anything else, and it will show hairline movement through its first full temperature cycle.

Repaints and turnarounds. Flats and houses in the town, and rental and holiday stock through Livadia, Oroklini, Pyla and Kiti. Quick, competitive and usually priced per square metre or per property, with the calendar rather than the scope as the constraint.

Exterior and envelope work. Villa elevations, boundary walls, pool surrounds, railings and gates. Priced far more on exposure and preparation than on area, and the firms worth having ask which way each elevation faces before quoting.

Underneath all three, the district's decorating trade is largely small operations, which makes capacity the real constraint in spring and autumn.

What it costs here

Quotes come in three shapes.

Per square metre for plain, repeatable surfaces — a flat in a single colour, a stairwell, a let between tenants. Establish whether the rate is measured on wall area or floor area, whether ceilings and woodwork are inside it, and how many coats it buys. A colour change over a dark existing shade is not the same work as a refresh in the same colour and should not be quoted as if it were.

Per day plus materials wherever the extent cannot be seen until work starts: stripping coatings that have failed, cutting out and filling cracks, treating a damp-affected wall, patch repair on old render. A fixed sum on that scope does not protect you — it builds the worst case in and keeps it.

Lump sum against a written scope for exteriors and anything on a shared building, with preparation, repair, coating and access as separate lines. As a single figure there is no way to tell whether the repair was priced or wished away.

What moves a Larnaca number, roughly in order: the state of the existing surface, how many coats the specification really needs, whether new plaster is dry, the coating system chosen for exterior elevations, and access to gables and stairwells needing a tower rather than a ladder. Masking, floor protection and moving furniture are real hours too, and a quote that ignores them has assumed you will do it.

Ask which VAT rate is in the quote and on what basis. A reduced rate can apply to renovation of a private residence where the Tax Department's conditions are met, including how long the property has been in use, and it is the contractor who applies it. Confirm those conditions with the Tax Department directly.

Local conditions that change the job

Humidity around the salt lake. Proximity to the salt lake raises humidity on the Oroklini and Dromolaxia side of the district, and that changes what a decorating job is. Winter condensation shows up as mould in north-facing corners, behind wardrobes and along the cold line where a wall meets a slab. A fungicidal wash and an anti-mould coating are a mitigation, not a repair. Where damp is persistent the specification belongs to the damp-proofing side of the job before the decorating side, and a decorator who says so is not avoiding work.

New plaster and render. A full coating system applied before the background has dried will not bond, and it fails by peeling in sheets rather than fading. Fresh surfaces take a thinned mist coat first. Ask what the firm does if your extension is not dry on the booked start date, because in this district that clash is common and the honest answer is that the date moves.

Salt on metalwork. Along the coastal strip — the seafront, Livadia, Oroklini, Kiti, Pyla — railings, gates, pool ladders and window surrounds carry salt-laden air, and coating over rust is the most common shortcut in the district. Rust has to be cut back to sound metal and taken to a corrosion-inhibiting primer, and masonry that has blistered before needs washing down and a salt-tolerant primer. Bubbling that reappears in the same places within a season or two is the sign this was skipped last time.

Sun on the wrong elevations. South and west faces take the hardest UV load and set the real repaint cycle, not the north side that still looks acceptable. Exterior systems here are chosen for UV and colour retention rather than winter performance, and a strong colour on a west wall loses its depth before the film itself fails.

Dew and the working day. Coastal mornings hold moisture on the surface and still evenings put it back. Onto a damp substrate an exterior coating will not bond, so a crew that shortens the exterior day at both ends is working correctly.

Structure, when it is structure. Cracks following the line of a reinforcing bar, blown concrete edges and rust staining on a balcony are corrosion. That repair specification belongs to a professional registered with ETEK before anybody prices a coating over it.

Common questions

How long should new plaster or render dry before it is painted?

Long enough that the moisture has left the background, which depends on the thickness of the coat, the weather while it cured and whether the room has been ventilated. A decorator should be testing rather than counting days. Insist on a thinned mist coat first and a written note that the start date moves if the wall is not ready.

Can a painter just paint over mould?

They can, and it will come back. A fungicidal wash and an anti-mould finish suppress the growth; they do not remove the moisture that fed it. If mould recurs in the same corner each winter, the cause is condensation, ventilation or a cold bridge — a different job with a different specification.

Why does one elevation need repainting long before the others?

Orientation, mostly. South and west faces take the UV load and set the real repaint cycle, while a sheltered north wall can look sound far longer. Near the sea, add salt and the metalwork on the exposed side fails before the masonry.

What can I actually check about a decorator before hiring?

Company registration and VAT status at the Registrar of Companies, a public liability certificate with in-force dates covering the work you are asking for, and whether the invoice will be a proper one. Those are checkable in an afternoon. Ask separately how long the individual has been decorating, which is a different question from how long the company has existed.
