A painter and decorator in Paphos prices work in one of two shapes: a rate per square metre of finished surface, or a day rate plus materials. Interior redecoration with a countable scope goes out per square metre; exterior work, where the extent is invisible until the surface is washed down, goes out on days. What follows is the part that does not date — what pushes a Paphos job to the top or the bottom of a range, and what to have in writing before you accept.

Local market summary

Paphos has two painting markets running side by side, and they behave nothing alike.

The first is exterior redecoration along the coastal band — Kato Paphos, Chloraka, Kissonerga and the villa developments behind them. It is cyclical rather than occasional: rendered blockwork under this much ultraviolet gives up its coating on a predictable schedule, and the south and west elevations need attention long before the north one does. Firms that live off this work own their access equipment. The second is interior repainting in rental and holiday stock — turnover work, booked around occupancy rather than weather. If yours is let, say so at enquiry stage.

Depth of market is good across Paphos town, Kato Paphos, Chloraka and Peyia: three comparable quotes inside a fortnight is realistic. It thins going north, where Polis Chrysochous sits far enough from the main contractor base that travel time lands in most quoted day rates. One further local pattern: a great deal of work here is agreed with an owner who is off the island while it happens, which puts unusual weight on the written scope. Nobody will be walking the job on day two to settle an ambiguity in person.

What it costs here

Read them together: the national table says what the trade charges, the district table says where Paphos sits inside that. Every figure carries the number of quotes behind it and the month it was recorded.

Two quotes on the same house rarely differ on the rate. They differ on these lines, and all of them belong in writing:

  1. Preparation, described. Washing down, scraping back failed coating, filling, stabilising a chalky substrate, and whether a primer is included. It is most of the labour on an exterior job and the thing most often left vague.
  2. Number of coats, and over what. Two coats over a dark-to-light colour change is not the same undertaking as two over the existing colour. State both.
  3. The product, by system rather than by brand. A masonry emulsion and an elastomeric exterior system are different money and different lifespans; elastomeric systems are specified here because they tolerate ultraviolet exposure and bridge hairline movement cracks in render. On lime-plastered stone in the villages a breathable mineral coating is the right family and a plastic-film paint is not.
  4. Access, priced and attributed. Tower, scaffold or rope. Scaffolding is a separate trade with its own inspection requirements, so establish whether the price includes erecting it, hiring it, or neither. Masking, floor protection and who fills the cracks revealed by stripping belong on the same line.
  5. VAT treatment stated. The standard rate is 19%. A reduced 5% rate applies to qualifying renovation of a private residence in use for at least three years, with conditions on how much of the value is materials. Ask which rate is in the quote and on what basis, then confirm with the Tax Department rather than accepting a verbal answer.

Local conditions that change the job

Salt decides the preparation. Kato Paphos and the exposed coastal strip carry salt-laden air, which is why galvanised and marine-grade fixings are standard in that band. For a painter it shows up earlier: chlorides and grime sit on the render, and a coating applied over them fails at the interface however good the product is. Ask what the wash-down is and whether it is included. Rust bleed from railings and window frames is the other coastal signature, and it stains a new coat within a season if the metalwork is left alone.

Ultraviolet sets the recoat cycle by elevation. South and west faces work far harder than north faces on the same building, so "repaint the house" is often the wrong instruction — ask for the elevations to be assessed separately. Recoating a chalky but sound surface is a clean, abrade and coat; leaving it until the film breaks turns the same wall into a strip-back.

Summer has a narrow working window. Exterior coatings carry substrate temperature and direct-sun limits in their data sheets, and a west-facing render in high summer passes them before the afternoon. Firms who know the job chase the shaded elevation and start early, which is why a July programme runs longer in days than the same job in spring. If a summer quote ignores that, ask how it will be sequenced.

Access on the hillsides. On many plots around Peyia the approach roads limit the size of vehicle and lifting equipment that can reach the property, so scaffolding and materials come in smaller loads or are carried. That is real labour and belongs on the quote as its own line. Further north, a firm covering Polis Chrysochous from a Paphos base adds travel to every day.

Designated areas and shared buildings. Where a property is listed or sits in a designated preservation area, the external colour and finish may not be entirely yours to choose, and the Department of Town Planning and Housing is where you establish that before ordering paint. In apartment blocks the facade and balcony soffits belong to the management committee, so a repaint touching common surfaces needs its agreement — a lead time, not a phone call.
