How to choose a plumber in Cyprus
What can be verified about a plumber in Cyprus before you hire, which registrations matter, and what a comparable quote looks like.

Plumbing in Cyprus is not licensed the way electrical work is, and that single fact should shape how you hire. There is no register you can look a plumber up in to confirm competence. What you can confirm is that the company legally exists, that it is VAT-registered, that liability cover is in force, and — for anything involving gas or a designed system — that the right qualified person is attached to the job. Beyond that, your protection is a written scope, a staged payment plan and an invoice.
What can actually be verified
Separate what a document proves from what only the finished job reveals.
Checkable before anyone visits: registration with the Registrar of Companies, including the incorporation date and standing; a VAT number that matches the trading name; public liability insurance in force with dates and a sum insured; and, where the work needs a designed or certified installation, registration of the responsible professional with ETEK.
Not checkable at any price: whether the soldering is neat behind the wall, whether the job runs to the day quoted, whether the person who priced it is the one who arrives.

That leaves you doing the part nobody can do for you, which is writing down exactly what you want done before you ask anyone what it costs.
Registrations that matter
Registrar of Companies. Free, public, two minutes. It gives the legal name, registration number, incorporation date and whether the company stands in good order. A trading name that differs from the registered name is entirely normal in Cyprus; a registered name belonging to an unrelated business is not, and a company incorporated a fortnight before it quoted for your bathroom is worth a follow-up question.
VAT registration. A VAT number on the quote means invoices, and invoices mean you have a document behind any later argument. It also matters for the rate you pay: the standard rate is 19%, while a reduced 5% rate applies to qualifying renovation of a private residence that has been in use for at least three years, subject to conditions on how much of the value is materials. The Tax Department sets those terms. Agree in writing which rate the contractor is applying before work starts, not on the final invoice.
Insurance in force. Ask for the certificate rather than a reassurance. Read the dates. Plumbing is the trade with the highest chance of an expensive secondary loss — a failed joint above a neighbour's ceiling costs far more than the joint — and in an apartment block that loss is somebody else's property.
ETEK, where a design sits behind the work. Pressurised systems in larger buildings, plant rooms, communal risers and anything requiring certified drawings belong with a professional registered with ETEK, the statutory chamber for engineers. Your plumber may work alongside one rather than being one. Ask who covers which part.
Questions to ask
Ask every company the same set, before the site visit.
What is the property's water pressure arrangement?
Much of the Cypriot housing stock runs off a roof tank by gravity, sometimes with a booster pump. Whether your new shower will actually work depends on that arrangement rather than on the fitting you choose, and a plumber who asks about it first is telling you something useful.
What condition is the existing pipework in?
In the 1970s to 1990s blocks that dominate Strovolos and much of Nicosia, replumbing is the renovation rather than a step within it. Original steel pipework, chased into concrete, decides both cost and disruption. Find out what is behind the wall before agreeing a price for what goes in front of it.
Is the solar cylinder in scope?
Roof-mounted solar hot water is close to standard on Cyprus houses, and the cylinder, its coil, its backup element and its roof access are a job in themselves. It is either in the quote or it is not; both answers are fine, ambiguity is not.
How are you handling scale?
Cyprus water is hard. Scale is what eventually kills heating elements, shower cartridges and mixer valves, and whether the quote includes any treatment or serviceable isolation changes what you spend over the following decade.
Is the property on the sewer or on a cesspit?
Large parts of the island still drain to a cesspit or septic system rather than a public sewer. It changes the drainage design, the fall you need and who you have to talk to before you connect anything new.
Who makes good after the chasing?
Cutting pipe runs into concrete and rendered blockwork leaves damage. Plastering, tiling and painting afterwards is the most common reason two quotes that look comparable are not.
Who actually does the work?
Own crew or subcontractor. Either is fine. It matters the following winter when something needs revisiting.
What a good quote looks like
Anchor yourself first in what comparable work has been quoted at, then judge the number in front of you.
A comparable quote contains five things a single total does not:
- Scope by item. Fittings, outlets, metres of pipe run, the number of fixtures moved rather than replaced in place. Moving a soil stack is a different job from swapping a WC over the same connection, and the phrase "bathroom plumbing" hides which one you are buying.
- Materials named. Pipe type and diameter, fitting brand, cylinder make and capacity. Two quotes on different materials are not two prices for one job.
- Making good stated either way, in writing.
- Access and isolation set out. Which water goes off, for how long, and whether the block's committee or the water provider needs notice. In an apartment building this is often the constraint that sets the schedule.
- VAT treatment named, at the rate the contractor intends to charge.
Payments should follow stages — materials, first fix, completion — rather than a large sum landing before anything is ordered. Retaining a modest final payment until after the system has run for a week is normal and reasonable.
Get three quotes against one written scope. Three quotes for three slightly different jobs tell you nothing at all.
Warning signs
- A price given over the phone without a site visit, for anything beyond a tap washer or a blockage. Nobody can price a replumb from a description.
- Cash only, no invoice. You lose the paper trail, the warranty route and the reduced VAT rate you might have qualified for, in one transaction.
- A single number with no breakdown, particularly on bathroom work where the split between plumbing, tiling and making good is exactly what you need to see.
- Vagueness about the solar cylinder or the pump. These are the two items most often quietly left out of a Cyprus plumbing quote and most often needed.
- No mention of access on a difficult site. On the steep hillside plots around Peyia, delivery vehicle size is genuinely limited, and a quote priced as though a lorry can reverse to the door is a quote that will be revised.
- Reluctance to isolate properly. A plumber who plans to work live on a communal riser without telling the neighbours is creating a dispute you will inherit.
- A large deposit demanded early, with no stage plan behind it.
Common questions
Do plumbers in Cyprus need a licence?
There is no single national plumbing licence comparable to the electrical one, so "licensed plumber" is not a status you can look up. What you can verify is the company registration, the VAT number, the insurance and — for gas work or a designed installation — the specific qualification covering that part. Ask for each by name.
Do you publish plumber reviews or ratings?

How many quotes should I get?
Three, all against the same written scope. The scope does more work than the number of quotes: the largest single reason two Cyprus plumbing prices differ is that one includes tiling and making good after the chasing and the other stops at the pipework.
Why does the water pressure drop in summer?
On a gravity-fed roof tank, pressure depends on the height of water above the outlet, so a tank running low behaves exactly like a pressure problem. Demand peaks and supply interruptions make it more noticeable in summer. A plumber should diagnose the arrangement before selling you a pump.
Does humidity affect the specification?
It can. Around Oroklini and near the salt lake, higher humidity feeds into damp-proofing decisions, and any pipework or cylinder installed in an unventilated space is worth thinking about twice. Mention the location at enquiry stage so it lands in the quote rather than in a variation.
Can I claim the reduced VAT rate on a bathroom?
Possibly, if the residence has been in use for at least three years and the job meets the conditions on materials as a share of value. Confirm it with the Tax Department or your accountant, and settle it with the contractor in writing before work starts.
