Four ways to deal with plumbing in a Cyprus property — call-out, targeted replacement, full replumb, or inside a renovation — and how each ages.

Plumbing in a Cyprus property fails in a pattern, and the pattern decides which of four routes is worth taking. Hard water scales up cylinders, mixers and shower cartridges. Roof tanks and rooftop solar cylinders put half the system outside in the sun. Older blocks were run in galvanised steel that corrodes from the inside, so the first visible symptom is usually pressure loss rather than a leak.
If you are patching the same system repeatedly, you are already paying for the replacement without owning it. Here is how the four routes compare, and how they look ten years out.
The options
1. Call-out repair. A blocked drain, a dripping mixer, a failed cylinder element, a leak under a slab. You buy a visit and a fix. Nothing is said about the condition of the pipework the fault came out of.
2. Targeted replacement. One run, one zone or one component replaced properly — the roof tank and its feeds, the cylinder and its pipework, the risers to one bathroom, the section of galvanised pipe that keeps failing. The rest is left. It is the honest middle option, and on a system that is failing in one place rather than everywhere it is usually the right one.
3. Full replumb. Everything from the meter or the stopcock through to the outlets, usually in plastic pipe, with new isolation and a rethought roof tank and cylinder arrangement. Walls open, floors up, one shutdown.
4. Plumbing inside a renovation contract. The bathroom or kitchen job carries it, and the pipework becomes one line in someone else's price.
Unlike electrical work, there is no single certificate that settles whether plumbing has been done properly. That is exactly why what you can check matters: the company is registered and has been for a while, there is public liability cover in force on the date of the work, and the warranty on both parts and labour is written down. Anything structural — cutting through a beam, altering drainage runs, a new septic arrangement — needs certified drawings from an ETEK-registered professional, and that part is not optional.

The line that decides most jobs is making good. Pipe and labour are what people budget for. Lifting and replacing tiles, chasing walls, patching screed and repainting is what surprises them, and it is why a replumb timed with a bathroom strip-out costs far less in total than the identical replumb into finished rooms.
Ask what happens where new pipework meets old. A replacement that joins modern plastic onto corroded galvanised steel at an awkward transition has moved the failure point, not removed it.
Which suits which property
Apartment blocks in Strovolos, Lakatamia and the older Nicosia suburbs. A large stock of 1970s to 1990s blocks means replumbing dominates renovation work here. Typical picture: galvanised risers narrowing with corrosion, poor pressure at the top floors, and a communal roof tank arrangement. Two things change the job. Risers are usually shared, so anything touching them involves the management committee and often the neighbours above and below. And chasing into structural concrete is restricted in ways chasing into blockwork is not, which pushes work towards surface-run or boxed-in pipework in some flats.
Coastal properties in Kato Paphos and along the seafront. Salt-laden air is the reason galvanised and marine-grade fixings are standard specification on the coast, and the rooftop half of a Cyprus plumbing system is fully exposed to it. Tank brackets, solar cylinder mountings, external valve bodies and pipe clips all corrode from the fixings outward. A quote for a coastal property should say what grade of fixing it uses on the roof.
Oroklini and the low-lying Larnaca strip. Proximity to the salt lake raises humidity, which drives damp-proofing specification — and makes concealed cold-water runs sweat. Insulation on cold pipework is not a luxury in these houses; it is what stops condensation being mistaken for a leak and a wall being opened for nothing.
Hillside plots in Peyia and similar villages. Steep access roads limit crane and delivery vehicle size on many plots, and a replacement roof tank has to get up there somehow. Elevation also affects incoming pressure, so booster arrangements are more common and should be priced explicitly rather than discovered on the day.
Aradippou and the newer detached housing belt. Newer stock means fewer corroded risers and more pool plant, irrigation and outdoor kitchens — work that is additive rather than remedial.
Holiday lets in Protaras and Ayia Napa. Refurbishment concentrates in November to March, because the property is earning the rest of the year. Two seasonal jobs matter: isolating or draining down before a long empty spell, and flushing the system through before the first arrival.
Properties off the sewerage network. Plenty of villages and outlying areas run on a septic tank and absorption pit rather than a connection. That changes the maintenance calendar, changes what a blockage means, and means any alteration to the drainage arrangement is a permitting question before it is a plumbing one.
Cost over ten years
Over a decade, the ranking usually inverts.
Repeat call-outs on a corroding system are the most expensive route and the least visible, because each invoice looks small. Every visit carries a minimum charge and travel — and out to Polis Chrysochous, or up into the Troodos villages, distance from the contractor base is added to most quoted day rates. Batching work into one planned day beats separate call-outs on the same system.
Targeted replacement is usually the route that pays best, because failure here is not random. It clusters in the roof installation, in the cylinder, and in whichever run was done worst. Replacing those and leaving sound pipework alone buys most of the benefit of a replumb for a fraction of the reinstatement cost. The condition to insist on is that the transitions between old and new are done properly.
A full replumb is the biggest single outlay and the flattest ten-year line. It makes sense in one of two situations: the property is being stripped anyway, or pressure and reliability have degraded across the whole system rather than in one place. Done into finished rooms for no other reason, the tiling and reinstatement bill usually outweighs the pipework.
Plumbing inside a renovation contract is the cheapest way to buy new pipework and the easiest place to lose track of what you bought. Get the plumbing scope written separately inside the contract, and get the warranty terms for parts and labour in writing at the same time.
One running cost applies to all four. A system without scale protection eats cylinders, elements and cartridges on a schedule, and that schedule does not appear in any quote.
Common questions
Is a plumber licensed in Cyprus the way an electrician is?
There is no single certificate that closes the question the way an electrical installation certificate does. What you can verify is the company registration through the Registrar of Companies, public liability cover in force on the date of your work, and, for anything structural or involving drainage design, an ETEK-registered professional behind the drawings.
Why does pressure drop in older flats?
Usually corrosion narrowing galvanised pipework from the inside, and it worsens gradually enough that people adapt to it. Top floors on a gravity-fed roof tank feel it first. A pressure test tells you whether the cause is the flat's own pipework or the shared risers, and those are very different conversations.
Does plumbing work need a permit?
Replacing pipework inside existing walls does not. Altering drainage runs, adding a bathroom where there was none, or changing a septic arrangement moves into permitting territory, and the Department of Town Planning and Housing is where that starts.
Can a property be replumbed while it is occupied?
In zones, yes, and it costs more that way — each phase carries its own set-up, shutdown and patching. If you can be out, one continuous shutdown finishes sooner and cheaper.
Should the roof tank and cylinder be replaced together?
If either is at the end of its life, usually yes. They share pipework, brackets and exposure, and doing them separately means paying twice for roof access.
How do you find a plumber who is actually registered?
Ask for the company registration and the insurance certificate, then check them rather than take them on trust.
