Plumber in Nicosia — what it costs and what moves the price

Plumbing in Nicosia is bought by the hour for anything that has gone wrong, and by the square metre for anything being replaced wholesale. Nationally that works out at €30–60 per hour for call-out and labour with materials on top, and €40–100 per m² to replumb an occupied property. What follows is what moves a Nicosia job inside those ranges, and the lines to insist on before anyone turns the water off.
Local market summary
Nicosia holds more people than any other district and has no coastline. Both facts show up in how the trade works here.
Depth of market is the first. Enough firms work plumbing full-time in the district that three comparable quotes inside a fortnight is realistic, which is not true everywhere on the island. That competition is real on domestic call-outs, bathrooms and cylinder work, and it thins out fast at the specialised end — drain camera surveys, whole-riser replacement in an occupied block, commercial kitchen drainage, water treatment — where you should expect a shorter list and a longer wait.
Building stock is the second, and it decides most quotes. Strovolos, Lakatamia and the older inner suburbs are dominated by apartment blocks put up between the 1970s and the 1990s, and replumbing leads the renovation queue in that stock for a reason: galvanised steel and early plastic runs reach a point where every repair is followed by another. Almost none of that work happens in an empty property. It happens with tenants in place, a shared riser and a neighbour below who finds out first when something goes wrong.
Out at the edges — Tseri, Geri, Dali, Kokkinotrimithia — the mix flips. Newer detached housing means bathrooms, irrigation and drainage rather than salvage work, and properties beyond the sewer network run on their own septic arrangements, with the licensing and emptying regime that implies. Say which of those two worlds you are in on the first call.
What it costs here
Read the two together: the national table tells you what the trade charges, the district table where Nicosia sits inside that. Every figure carries its sample size and the month it was recorded.
The rate is the least interesting number in the quote. What decides the bill is how many hours the building forces on the plumber, and Cypriot construction forces plenty: pipes are chased into concrete and blockwork rather than threaded through stud voids, so every metre of new pipe carries a metre of chasing, plaster and tile behind it. That is why whole-property replumbing is priced on floor area — around €40–100 per m² in an occupied flat — rather than by the hour.
Four lines separate a quote you can compare from a number you cannot:
- Scope written down and identical for everyone. Outlets, runs, valves, which walls open. Three quotes against three different assumptions tell you nothing about the market.
- Making good, stated either way. Chasing, plastering and re-tiling are separate trades. Say explicitly whether the price includes them, patches only, or leaves the walls open. This one line prevents most disputes.
- The pressure test named as a stage. The system is held under pressure while it is still visible. Ask to be there, or ask for the reading and a photograph of the gauge. Everything after that stage assumes it passed.
- VAT treatment stated. The standard rate is 19%. A reduced 5% rate applies to qualifying renovation of a private residence in use for at least three years, subject to conditions on how much of the value is materials. The contractor applies it, so ask which rate is in the quote and check the conditions with the Tax Department.
Payments should track stages — a deposit against materials, a stage payment at first fix, the balance after commissioning — rather than landing as one sum up front.
Local conditions that change the job
Half the system is on the roof. Nearly every property here carries a thermosiphon solar cylinder, usually a gravity storage tank and a booster pump, on the roof above the bathroom. A large share of "no hot water" and "no pressure" call-outs in the district are resolved up there, at the cylinder, the backup element or the mixing valve, not at the tap. If a firm quotes for a hot water fault without going onto the roof, ask how they reached the diagnosis.
Cold nights, hot roofs. Nicosia's inland position gives it the widest temperature range on the island, and roof-mounted plant takes both ends of it. Exposed runs, tank fittings and lagging wear far faster up there than the same components inside, and a cold snap finds whatever was left unlagged. Ask any plumber on your roof for a condition note on the tank, the lagging and the pump while they are up there.
The riser is not yours alone. In the 1970s–1990s blocks, isolating a riser needs the management committee's agreement and notice to the other flats. That is a lead time on your programme, not a phone call on the morning.
What is behind the wall is unknown until it is open. Opening up a 1980s flat and finding galvanised pipe turns a repair into a partial replumb. Agree before work starts what happens if they find it, and what that would cost.
What Nicosia does not need. Inland, you are not fighting salt. The galvanised and marine-grade external fittings that are standard on the exposed coast around Kato Paphos earn nothing on a Latsia roof. Scale is the local variable instead — ask which supply zone you are on and whether treatment is worth it before you replace a cylinder.
Access is the easy part. The district is flat, so none of the vehicle restrictions of hillside plots elsewhere apply — though the older central streets are narrow, and standing a van outside for a day may need arranging.

For a leak, same or next day is normal in a district this size. A bathroom or a replumb is a diary job, and the constraint is rarely the plumber: sanitaryware, trays and cylinders are imported, and their lead time sets your start date. Order before the walls open.
Is it worth replumbing a 1980s flat rather than repairing it again?
The question to answer is whether you are on the second or third repair to the same run. Once you are paying for that repeatedly, replumbing the property stops being the expensive option.
