Compare the surface being handed over, not just the tiling area
A tiler's price is difficult to compare if one offer assumes a ready substrate and another includes the work required to create it. Ask each bidder to identify the surface it expects to receive, how that assumption will be checked and what preparation is excluded. The useful boundary is not simply 'tiles supplied and fitted'. It is the point at which the preceding work is considered suitable for the selected tiling system and the person authorised to make that decision.
Substrate preparation can involve several different questions: existing coverings, contamination, local repairs, level changes, moisture information and compatibility with the proposed assembly. Those questions should be allocated in the scope rather than left to a broad allowance. The buyer is not expected to design the preparation method. The quotation should identify who assesses the condition, who specifies any necessary intervention and how the cost or programme changes if the original assumption proves wrong.
Separate preparation categories that are often bundled together
Ask whether removing the old finish is included and what condition is assumed beneath it. Removing tiles does not establish that the exposed surface is suitable for the next installation. Likewise, clearing loose debris is not the same decision as repairing unsound material, addressing cracks or correcting levels. A bidder may include one task while excluding another. Record them separately so an apparent price difference is not actually a difference in the surface each contractor expects someone else to provide.
Do not assume that an uncoupling layer or named adhesive removes every underlying requirement. In its DITRA product guidance, Schlüter describes checks for a suitable substrate and states that levelling or height adjustments precede that particular product. This supports asking about the complete selected assembly. It is not a specification for every product, a substitute for the installer's current technical instructions, or confirmation that the same system suits your project.
Assign investigation and acceptance before the work starts
The scope should distinguish a preliminary site visit from acceptance of an exposed substrate. Before removal, important areas may be concealed. Ask what the initial price can reasonably establish, what inspection follows exposure and whether a hold point prevents the next layer from covering unresolved conditions. Name the person who records findings and the designer or appropriate specialist who decides any technical change. The client should understand the commercial decision without being asked to approve an unqualified engineering conclusion.
Agree the evidence expected at that hold point. It might include a room plan, photographs, the selected system information and relevant test records specified by the appropriate professional. A statement that the floor 'looks fine' leaves little to review later. Conversely, an unspecified demand for every possible test is not a useful buying scope. Ask which question a proposed check answers, which areas it covers and what its limitations mean for the decision to proceed.
A fictional pair of quotations illustrates the gap
Consider a fictional renovation with existing kitchen tiles to be replaced. Offer A includes tile installation onto a substrate prepared by others and excludes removal, levelling and moisture assessment. Offer B includes removal and a defined local preparation allowance but still excludes concealed structural repair. Neither description establishes a real Cyprus price or identifies an actual contractor. The comparison shows why dividing each total by the floor area would hide several different work boundaries rather than reveal the cheaper equivalent service.
The buyer sends the same clarification sheet to both bidders. It asks what removal exposes, who reviews the uncovered floor, how preparation quantities are measured and who approves additional work. After clarification, the offers may still differ because their inclusions genuinely differ. The buyer can compare a defined base scope and separate uncertain work. There is no need to invent a universal preparation cost or assume the lower total is misleading before the actual exclusions have been reconciled.
Connect preparation with adjoining trades and room details
Floor preparation can affect door clearances, cabinetry, appliance positions and transitions to retained finishes. Tell bidders which elements remain and who coordinates the finished levels. A trade responsible for applying the next layer may not be the person responsible for the design of an altered threshold. Record those interfaces before ordering materials or fixing a programme. If an adjacent trade must return, identify the dependency rather than assume it is included because the tiler can see the affected item.
The Cyprus Joint Construction Contracts Tribunal's contract catalogue distinguishes forms and their intended project circumstances, including the role of drawings and specifications. The catalogue does not decide the clauses in your agreement. Use the appropriate professional to select and explain contractual terms where needed, while the buying brief states the actual inclusions, exclusions and approval route. A generic contract label cannot fill a missing description of the substrate that a particular room is expected to receive.
Keep a clear change route and completion record
Ask how newly exposed conditions will be reported before extra preparation begins. The record should explain the finding, proposed work, effect on other stages and who can authorise the change. Avoid signing an open-ended instruction that treats every possible concealed defect as included or gives nobody authority to stop. A defined variation process is most useful when it operates before the next irreversible stage, not after finished tiles hide the condition everyone previously assumed another trade had checked.
Building.cy's existing tiler-selection and tiler-question guides can help organise the wider shortlist discussion. For this particular comparison, request the prepared-surface assumption in writing and reconcile it with the selected system, retained details and inspection hold point. At completion, retain the relevant acceptance and change records with the room information. That creates an understandable work boundary for the buyer without turning a procurement article into installation instructions or promising a technical result that has not been designed and assessed.
Frequently asked questions
Does 'surface preparation included' define a comparable tiling offer?
Not by itself. Ask which condition is assumed, what work is included, what remains excluded and who approves the substrate after it is exposed. Compare those boundaries with the selected installation system.
Should the buyer choose the technical preparation method?
The buyer should understand and agree the scope. The appropriate qualified professional and installer should determine compatibility, assessment requirements and technical details for the actual construction and products.
Must all concealed preparation be priced as a confirmed fixed quantity?
The offer should distinguish assessed work from uncertainty. Agree how newly exposed findings, measurements and scope changes are reviewed before the next layer proceeds, rather than pretend every concealed condition is known.
